Assessing Real Property Values

The Natrona County Assessor uses market value to assess property valuations for tax purposes.  These market values are based on fair market value, which means market value in an arm’s length transaction.  To determine fair market value, the tax assessor’s office looks at properties that are similar.  The characteristics they consider include: location, style, age, and amenities.  They look at values of recently-sold comparable properties to determine fair market value.
